This week the median list price for Scottsdale, AZ, for single-family homes in the 85251 zip code is $898,250, with the market action index hovering around 42. this is about the same as last month’s action index of 42. Inventory has held steady at around 54 homes on the market. The market has been cooling over time, and prices plateaued for a while. Despite the consistent decrease in MAI (market action index), we are in a Seller’s market. We are going into our selling season for real estate, which starts in October-May. Watch for changes in the MAI; if the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
